What you need to know before modernising or upgrading the thermal envelope of your property in Brighton & Hove, Adur, or Worthing.
External Rendering & Permitted Development
For most standard properties along the Sussex coast, changing the external finish of your home (such as applying a new silicone render) is considered Permitted Development and does not require formal planning permission. However, the materials used must be of a similar appearance to those already existing on the property or in the surrounding street scene.
Crucial Conservation Note: If your property is located in one of the region's many Conservation Areas (such as the Cliftonville Conservation Area in Hove, Portslade Old Village, or central Shoreham), or if it is a Listed Building, Permitted Development rights may be restricted (via an Article 4 Direction). You will likely need to apply for planning permission before altering the exterior facade.
We highly recommend checking with Brighton & Hove City Council or Adur & Worthing Councils before launching any structural or dramatic external facade improvements.
Building Regulations: The 25% Rule (Part L)
Under Part L of the UK Building Regulations (Conservation of Fuel and Power), if you are renovating or replacing more than 25% of an external solid wall's surface area, you are legally required to upgrade the thermal performance of that wall.
This means that if you hack off and replace a substantial amount of old, failed render, you must install an insulation layer to meet modern U-value requirements.
